Welcome to La Vida Bocas Beach House Rental
These Terms and Conditions ("Agreement") govern all reservations, stays, and services provided by La Vida Bocas Beach House Rental ("La Vida Bocas," "we," "our," or "us"). By booking or staying at our property, guests agree to comply with these Terms and Conditions.
1. Property Discription
La Vida Bocas offers accommodations that may include:
Overwater House
Four bedrooms (3 King beds, 1 Queen bed)
Accommodates up to 10 guests (8 comfortably)
Two full bathrooms and outdoor shower
Full kitchen with appliances
Air conditioning and ceiling fans
Private floating water park
Access to kayaks, paddle boards, snorkel equipment, and bicycles
Hip-Nautic Floating Lodge
Floating bungalow accommodation
Queen bed and pullout sofa
Full kitchen and bathroom
Smart TV
Diving deck
Recently renovated accommodations
Amenities and services may be modified, repaired, upgraded, or temporarily unavailable without prior notice.
2. Reservation
Reservations are confirmed only after receipt of the required payment.
Rates are subject to change until a reservation is confirmed.
Full payment schedules will be communicated at the time of booking.
Failure to make payments according to agreed deadlines may result in cancellation of the reservation.
3. Check-In and Check-Out
Check-In
Check-in time: 3:00 PM
Early check-in may be available upon request and subject to availability.
Check-Out
Check-out time: 10:00 AM
Late check-out requests are subject to availability and may incur additional charges.
Guests who remain beyond the agreed check-out time without authorization may be charged additional fees.
4. Occupancy
Maximum occupancy must not exceed the number specified in the reservation.
Unauthorized guests, parties, or events are prohibited without prior written approval.
Additional charges may apply for unauthorized occupants.
5. Guest Responsibilities
Guests agree to:
Treat the property with care and respect.
Follow all safety instructions provided by management.
Keep noise at reasonable levels.
Respect neighboring properties and the surrounding environment.
Supervise children at all times.
Guests are responsible for any damage caused by themselves or members of their party.
6. Water Activities
La Vida Bocas provides access to water-related amenities, including but not limited to:
Kayaks
Paddle boards
Snorkel equipment
Floating water park
Swimming areas
Diving deck
Guests acknowledge that participation in water activities carries inherent risks, including serious injury, drowning, illness, property damage, or death.
Guests voluntarily assume all risks associated with these activities and agree to use equipment responsibly and at their own risk.
Children must be supervised by a responsible adult at all times.
7. Excursion and Concierge Services
La Vida Bocas may assist in arranging services provided by independent third parties, including:
Boat transportation
Excursions and tours
Private chefs
Bartenders
DJs
Massage therapists
Grocery services
Event planning
These services are provided by independent contractors. La Vida Bocas is not liable for acts, omissions, delays, injuries, losses, damages, or disputes arising from third-party services.
8. Property Access and Maintenance
Management reserves the right to enter the property when necessary for:
Emergency situations
Safety concerns
Repairs and maintenance
Property inspections
Reasonable notice will be provided whenever practical.
9. Damage and Additional Charges
Guests may be charged for:
Property damage
Missing items
Excessive cleaning
Unauthorized guests
Violations of house rules
Charges may be applied after check-out if damages are discovered.
10. Cancellation Policy
Because La Vida Bocas is a boutique vacation rental and dates are held exclusively for each guest, the following cancellation policy applies:
More than 60 Days Before Check-In
Guests may cancel and receive a refund of all payments made, less a non-refundable administrative fee of $250.
31–60 Days Before Check-In
Payments made are non-refundable unless the reserved dates are successfully rebooked. If the dates are rebooked, a refund may be issued at the sole discretion of La Vida Bocas, less a $250 administrative fee.
30 Days or Less Before Check-In
All payments are non-refundable.
No-Shows
No refunds will be issued for no-shows, late arrivals, or early departures.
Holiday and Special Event Reservations
Reservations during holidays, peak seasons, and special events are non-refundable once booked.
Reservation Changes
Requests to change dates are subject to availability and approval. Approved changes may incur administrative fees and rate adjustments.
Refund Processing
Approved refunds will be processed within 30 days of cancellation approval and may be subject to payment processor fees.
11. Prohibited Activities
The following are prohibited:
Illegal activities
Dangerous or reckless behavior
Property vandalism
Unauthorized commercial activities
Unauthorized events or parties
Disturbing neighboring properties
Use of amenities while under excessive influence of alcohol or drugs
Violation may result in immediate termination of the stay without refund.
12. Weather and Natural Conditions
La Vida Bocas is located in a tropical marine environment.
We are not responsible for:
Weather conditions
Ocean conditions
Wildlife encounters
Power outages
Internet interruptions
Transportation delays
Natural events beyond our control
No refunds will be issued for circumstances outside our reasonable control.
13. Limitation of Liability
To the maximum extent permitted by law, La Vida Bocas, its owners, managers, employees, and representatives shall not be liable for:
Personal injury
Illness
Death
Loss of personal property
Theft
Travel disruptions
Incidental or consequential damages
Guests accept responsibility for their own safety and the safety of members of their party.
14. Force Majuere
La Vida Bocas shall not be liable for cancellations, interruptions, or inability to provide services due to events beyond our reasonable control, including:
Severe weather
Natural disasters
Government actions
Transportation disruptions
Public health emergencies
Utility failures
15. Indemnification
Guests agree to indemnify and hold harmless La Vida Bocas, its owners, employees, and representatives from claims, damages, liabilities, costs, and expenses arising from:
Guest actions or negligence
Violations of these Terms and Conditions
Use of the property or provided amenities
16. Governing Law
These Terms and Conditions shall be governed by and interpreted under the laws applicable in the jurisdiction where the property is located.
17. Acceptance
By making a reservation, submitting payment, or occupying the property, guests acknowledge that they have read, understood, and agreed to these Terms and Conditions.
